New Roofs & Roof Repairs

How much does a new roof cost?
As a rough UK guide, most domestic re-roofs fall somewhere between around £5,000 and £12,000, depending on the size and shape of your roof, the materials you choose and whether any structural work is needed. The only way to know the real figure for your home is a free survey, which we're happy to arrange.
How long does it take to install a new roof?
A typical domestic re-roof takes anywhere from a few days to around two weeks, depending on the size of the property, the weather and the complexity of the job. We'll give you a realistic timescale as part of your quote.
What are the signs I need my roof repaired or replaced?
Common warning signs include water stains or damp patches on ceilings, missing, cracked or slipped tiles, sagging areas, daylight visible in the loft, granules from felt shingles collecting in gutters, and a roof that's simply reaching the end of its life. If you spot any of these, it's worth booking a free inspection before the problem gets worse.
How long should a roof last?
It depends on the material. A well-maintained slate or clay tile roof can last 50 years or more, concrete tiles around 40 to 50 years, and felt flat roofs considerably less. Regular maintenance and prompt repairs make a big difference to how long a roof lasts.
Do I need planning permission for a new roof?
For a like-for-like re-roof you usually don't need planning permission, as it normally falls under permitted development. Permission may be required if you're significantly changing the roof's shape or materials, or if you live in a listed building or conservation area. We can advise you on this before we start.

Conservatory Roofs

Can you replace just the conservatory roof?
Yes. We can replace an old or tired conservatory roof without touching the existing frame and base, whether you want a modern solid tiled roof, glass, or polycarbonate. It's a popular way to transform a conservatory without the cost of a full rebuild.
How much does a conservatory roof replacement cost?
As a general guide, replacing a conservatory roof typically ranges from around £4,000 to £10,000 depending on the size of the conservatory and whether you choose a solid tiled, glass or polycarbonate roof. We'll give you an exact price after a free measure-up.
Will a new conservatory roof make the room warmer?
Yes. A modern insulated solid or tiled conservatory roof dramatically improves temperature control, keeping the room warmer in winter and cooler in summer, so you can use the space comfortably all year round instead of just a few months.
Do I need planning permission or building regulations for a new conservatory roof?
Most conservatory roof replacements are covered by permitted development, but replacing a glass or polycarbonate roof with a solid, tiled one can bring building regulations into play because of the added weight and insulation. Don't worry, we handle this kind of work regularly and will guide you through what's needed.

Flat Roofing

What's the best material for a flat roof?
The three most common options are GRP fibreglass, EPDM rubber and felt. GRP and EPDM are hard-wearing, seamless and low-maintenance, which is why we usually recommend them over traditional felt for a longer-lasting, watertight finish. We'll suggest the best option for your specific roof.
How long does a flat roof last?
A modern EPDM rubber or GRP fibreglass flat roof, properly installed, can last 20 to 30 years or more. Older felt roofs typically have a much shorter lifespan, which is why many people upgrade when it's time to replace.

Roof Cleaning & Restoration

Is roof cleaning worth it?
Yes. Moss and algae hold moisture against your tiles, which can lead to damage, blocked gutters and even leaks over time. Professional cleaning protects the roof, improves your home's appearance and kerb appeal, and helps your roof last longer.
How much does roof cleaning cost?
As a rough guide, professional roof cleaning for a typical house usually costs somewhere between around £300 and £700, depending on the size and pitch of the roof, how much moss and algae there is, and whether you'd like a protective treatment applied afterwards. We're happy to quote for your home.
Will cleaning damage my roof tiles?
Not when it's done properly. We use careful, appropriate methods rather than aggressive high-pressure blasting, so your tiles are cleaned effectively without being damaged. We assess the condition of the roof first and choose the safest approach.

Guttering, Fascias & Soffits

Do you replace guttering, fascias and soffits?
Yes. We install and replace uPVC guttering, fascias and soffits, which protect your roofline and the exterior of your home from water damage. Modern uPVC is durable, low-maintenance and available in a range of colours to suit your property.
What are the signs my guttering needs replacing?
Watch out for water overflowing or spilling down the wall in heavy rain, sagging or pulling away from the roofline, visible cracks or leaks at the joints, and damp or staining on the exterior walls below. Left unchecked, faulty guttering can cause damage to the fascias and walls, so it's best dealt with early.

Emergency & Storm Damage

Do you offer emergency roof repairs?
Yes. We provide emergency roof repairs for issues like storm damage, sudden leaks and dislodged tiles. Where needed we can carry out temporary work to make the roof safe and watertight quickly, then arrange a permanent repair. Call us as soon as you can so we can prioritise you.
My roof is leaking after a storm, what should I do?
First, stay safe, don't climb onto a wet or damaged roof yourself. Contain any water inside with buckets and move valuables out of the way, then call us. We can assess the damage, make the roof safe and watertight, and advise on repairs, and we can often help with insurance-related storm damage work.

Chimneys

Do you carry out chimney repairs?
Yes. We repair and rebuild chimneys, including repointing, renewing the flaunching and mortar, and replacing worn lead flashing where the chimney meets the roof. Damaged chimneys are a common cause of leaks, so it's worth getting them checked if you have any concerns.
